If you’ve recently installed a new roof you can rest safe in the knowledge that it’s good for the next 20 to 30, maybe even 40 years. But if your roof is already 25 years old then it may only have another 5 or 10 years of life before your roof needs to be replaced. If leaks are becoming a problem after every storm it’s a good idea to call the professionals and get an inspection.

A roof restoration may give you another 10 to 15 years if you fix cracked tiles, replace old metal sheeting and rusted gutters. Sealing and painting your home’s roof can also give you long-lasting protection from leaks and help with reducing energy bills. But if your roof is sagging, and you can see sunlight from your attic, then it’s a good sign that you need a new roof sooner rather than later. Here are some more warning signs that you should be aware of.

Cracked, Curling & Missing Tiles

Tiles are a traditional roofing material that when laid new can give you between 20 to 30 years of solidity but when tiles start cracking, curling or get blown off in storms then this can seriously compromise the watertightness of your home. A few tiles are easily replaced, and patching up your roof is less expensive than replacing the whole thing. But since the rest of the tiles will be more weathered, the new tiles will stand out more so expect it to look a bit like a checkerboard.

Tears and Punctures

Metal roofs are popular with homeowners because they tend to be more durable than tiled roofs and there is a wide range of colour choices available. If well maintained a metal roof can last up to 50 years. But metal roofs are not invincible, they can also be subjected to the elements and sustain leaks due to bad installation as well as tears and punctures.

It’s best not to ignore a leak, even if it’s only a small one, as it will get worse over time and cost you more money to repair your metal roof in the long term. It’s always best to call a professional to repair a tear or puncture, as walking around on a metal roof can cause seams to separate and screws to loosen.

Water Collection

Queensland roofs need to be strong to withstand storm season but year after year of being battered means your roof is under a lot more pressure than normal, so regular yearly inspections are a must to keep your roof in tip top condition. Even something like excess water collecting in puddles on parts of your roof can lead to leaks and structural problems if not cleared away.

Algae or Moss

Tiled roofs are often subject to algae or moss growth but this doesn’t necessarily compromise the effectiveness of your roof, it just makes it look older. It’s when people try to remove the algae by water blasting or chemical solutions, that tiles can weaken and start to chip or fall off. If you do decide to replace your roof, go for modern tiles that are algae resistant.
