There is an on-going debate every homeowner goes through when it’s time to sell. What can I do to increase the value of my property? You may be tempted to hire a landscaper, or give the place a quick lick of paint, but what about the roof? Sure, it protects everything underneath, but is it worth the investment?

“The condition of a roof is critical to a purchaser as it protects their largest asset,” she says. “They will invariably allow more than the actual cost [of replacing the roof] when they are doing negotiations.”
There are many reasons for this. The thickness of your roof is a scant few millimetres, and leaking roof cracks often go unnoticed. Buyers are factoring in the risk of potential hazards in the investment they’re about to make, and the fear of water-damaged roof rafters is a bitter pill to swallow.

“If the roof is made of Asbestos, that can put off a lot of purchasers who don’t understand there are professionals that can safely handle the removal as required,” reports Christina. This can put off scores of potential buyers and “ultimately may affect the sale price”.
Asbestos was very common in pre-1990 Australian homes and wasn’t outright banned until 2003. While used mostly for roof sheeting and guttering, Asbestos can also be found in your roof’s ridge capping or under the eaves. Undisturbed, you’re unlikely to be at risk, but breathe in airborne Asbestos and you’re taking your life in your hands. This is why companies that remove asbestos must hold an asbestos removal licence and do special training to legally remove an asbestos roof.
